Access Control Contact Details
If you are a new owner or tenant or if your cellphone number has changed, please download the resident control form, fill it in and return it to the Estate manager via e-mail to AJ@vdsem.co.za for processing.

This information is required for when you receive visitors so that you can be contacted to allow the visitors access to the complex. Please ensure that you only allow your visitors entry to the complex.
Remotes
If you are a new owner or tenant or if your remote is no longer working, please download the remote application form fill it in and return it to the Estate manager via e-mail to AJ@vdsem.co.za for processing.
Clubhouse Bookings
If you would like to use the clubhouse for a function, please download the clubhouse booking form, complete the information and email the document through to AJ@vdsem.co.za. Please note that there is a fee for the booking, cost to be confirmed with the estate managers. The keys will be made available for collection from Security on the booked day and are to be returned to Security immediately after the function. Also ensure that you understand and respect the rules regarding the clubhouse Please remember – be considerate about noise levels when using the Club!

Clubhouse function end times:
Weekdays: 10:00pm (Max Guest: 30)
Weekends: 11:30pm (Max Guest: 30)
Burst Geysers
Please note a number of geysers temperatures were initially set at the highest temperature which increases the possibility of a burst geysers and also wastes electricity, it is the residents responsibility to ensure that a qualified plumber change these to the optimal temperature. If you are unsure of where your geysers is located, please send a mail to AJ@vdsem.co.za.
Problem Neighbours and Incidents
Contact security or the police if the situation is dangerous; otherwise lodge a formal complaint by emailing AJ@vdsem.co.za.
Noise
No noise after 10pm does not mean as much noise as possible prior to 10pm! Noise must NEVER disturb neighbours. Complex conduct rules and municipal by�laws apply.
Litter
Please don�t litter ! Let�s keep our common areas neat and litter free. The more staff we employ to remove sweet wrappers, cigarette butts and, yes! even earbuds, the higher our levies and rentals will become.
Pets
Only 2 pets (cats or small dogs) per unit are permitted. Dogs only permitted in garden units. All pet owners are requested to register their pets. This can be done by completeing the Pet Application Form and emailing it to AJ@vdsem.co.za.Pets are not allowed in the pool area or in the pool. Please ensure dogs are leashed in common property, for your dog�s safety and the safety of others. Please clean-up any mess left by your pets in the common property. Spot fines will be allocated should the rules not be adhered to.
Swimming Pool
Children under 12 years of age are not allowed in the pool or the pool area unless under adult supervision. Pets are not allowed in the pool area or in the pool. Please ensure all pool gates are kept closed as there are a number of small kids in the complex.
Garbage Facilities
Please dispose of household refuse in the bins placed at the bottom of the stairwells of each block. Under no circumstances may refuge be left outside doors in the corridors and/or parking areas. Use, not abuse, of garbage facilities. Please do not dispose of unbagged waste directly into the big bins. Put household garbage into a bag and knot the bag before placing into the bins outside the various blocks. Large items that do not fit into the bins may be taken to the main garbage hold in the Western corner of the complex (behind block O)
Balcony/Garden Cleanliness
Washing being hung over balconies/wooden fencing, etc. is a continuous problem, this practice is extremely unsightly and lowers the image of the complex. Please make use of a clothes horse for laundry which should be folded away when not in use. Kindly inform domestic workers accordingly.
Flyers
Please note that the distribution of flyers/advertising within the complex is not allowed unless permission has been granted by all the trustees by emailing AJ@vdsem.co.za. The reason for this is that people do not want to be horded with advertising from each person in the complex.
Satellite Dishes
The complex has a communal satellite dish under no circumstances may any additional/individual satellite dishes be installed. Such installations would be illegal and you will be required to remove the dish immediately.
Parking bays
Oil stains: Please ensure that your vehicle does not leak oil as the owners will be held liable to have these stains cleaned up.

Illegal parking: Please note that you are only permitted to use parking bays allocated to your unit, under no circumstances may you and/or your visitors utilize the parking bays designated to another unit. Residents may not utilize visitor parking bays as these are designated for visitors only.
Furniture Removal/Delivery Trucks
Please note that no furniture removal trucks over 3.5 tons will be allowed access into the complex, should your removal company use a bigger truck a shuttle service must be provided to transport furniture from the main gate to your unit.
Property Moves
Complete the Movement Control Form and email to AJ@vdsem.co.za. This form must be received by the estate manager five business days prior to residents moving permanently in or out of the estate. This is done for verification of the move! No form = no move! No removal vehicle will be granted access into or out of this estate unless this form has been completed in full. This form also applies for movement in and out of furniture whilst in occupation, and not only when a resident moves in or out.
Forms
If you have a domestic worker please complete the Domestic Worker Registration - ID Card Application Form.

If you are planning on having Contractor workers to come in and work at your unit, please complete the Contract Worker Application Form.

If you are in the process of selling your property with the assistance of an estate agent, please get them to complete the Estate Agent Registration Form.
